The space

Terra Lago, the community, is located in a growing area of North Indio called Shadow Hills. Just below the Mountains Terra Lago is one of the best little secrets of the desert! The Lake makes this community special! This community is a beautiful and serene private gated community that features a 20-acre lake, clubhouse style 10,000 sq ft recreational facility with a state of the art fitness center, billiard room, community, and children's pool. Come golf and dine at the Terra Lago golf club just adjacent to the complex and later enjoy World Class entertainment at Fantasy Springs Resort and Casino, Agua Caliente Resort Spa Casino, and Spotlight 29 Casino. Terra Lago is the ideal location to be for the many events that are hosted in the Palm Springs area. The community is conveniently close to the Casino nightlife, HITS Horse Show, Polo horse activities, dog shows, Coachella Fest, Stagecoach, and minutes away from the Tennis Gardens in La Quinta. Our gorgeous Desert Gem features 5 bedrooms the 5th room is a game room/bedroom with a pool table, table tennis, dartboard, and smart TV, and a bunk bed that has a twin over a full bed. This home sleeps 14 in beds. 3 full bathrooms, beautiful pool, and spa 15x30 6 ft deep with a tanning deck, gas fire pit, and propane BBQ grill.

Rooms:

Bedroom 1: The luxurious and spacious Master Suite features a Cal-King bed, walk-in closet, dresser, and two nightstands, and smart TV. French doors open up to the backyard pool area. The bathroom in the Master Suite features a large shower, soaking tub, and separate dual sinks.

Bedroom 2: Features a queen size bed a desk and a nightstand. This room also has a full-size private bathroom and walk-in closet.

Bedroom 3: Features a twin over full bunk bed set, a dresser and walk-in closet, and smart TV.

Bedroom 4: 1 queen bed and one full bed, a dresser, nightstand and walk-in closet, and a smart TV.

Bedroom 5/Game Room: Pool Table, table tennis, dartboard, smart TV, and a twin over full bunk bed.

A 3rd full bathroom is located down the hall near Bedrooms 2 and 3, which includes a shower, tub, dual sinks.

Kitchen: Granite countertops, GE appliances (oven, dishwasher, and 4 burner gas stovetop). It is fully stocked with a coffee maker, toaster, blender, crockpot, mixer, and spice rack. There are table settings and glassware available for 14 people. The dining table seats 6, the kitchen table seats 4, with 4 stools on the kitchen granite ledge.

Indoor amenities: 1 gas fireplace, air conditioning, and heating, a 65-inch flat-screen TV. There's a fully-equipped laundry room with a washer and dryer, as well as an ironing board and iron. Linens and towels are provided.

Outdoor amenities: Pool and spa, outdoor dining, fire pit, propane barbecue, tanning deck, and lounge chairs. There’s a 2-car garage for indoor parking as well as 4 additional driveway parking spaces.

GUEST ACCESS:

Guests will have access to the entire home on the property and garage except for the master closet.

Check with the property manager for access to the fitness center (long term only), billiard room, meeting room to host a club event, ballroom, table tennis, catering kitchen, outdoor pool/spa, as well as wading pool and playground for children.

Referrals for a private chef and private driver available upon request.
Guest access
Guests will have full access to the entire house except for 1 locked hall closet and a locked master bedroom closet.

Things to know

Please note that you must book the correct amount of people coming to the house to get the correct charge for extra guests. For example: Please do not book 9 guests if you plan on bringing 12 guests. You must alter the reservation before arrival or the extra guest fee will be doubled. Please always be transparent with the entire total of guests including children and infants although we do not charge for infants newborn to 12 months. The person who books must be the person who arrives first and checks in for liability reasons. Inquire with the host if you have any questions.

Once you arrive, please remove your shoes at the entrance. On the kitchen desk counter, you’ll find a tri-fold folder with all the community rules, house rules, check-in instructions, emergency numbers, Wi-Fi info. It is your responsibility to inform yourself and your guests/visitors of the rules and make sure they comply.

CHECK-IN TIME: 4:00 PM / CHECK-OUT TIME: 10:00 AM Standard check-in time is 4:00 PM on every reservation. An additional charge will be added for any non-approved late check-outs ($100 per hour).

Maximum Occupancy:

Although the max occupancy is 13, you will be charged per person for any guest that you add after you hit book. Please make sure to inquire and book with the exact number of people you plan on having. The maximum number of guests allowable to stay overnight is limited to 13 and or the number of guests you originally booked with. If you are found having extra guests or found that you had an extra guest(s) who was/or are not included in your original booking you will be charged $100 per person per night extra for the days/nights and your stay will be terminated with no refunds. If you pay extra for a guest and he/she cancels on you, we will not refund you back. We have the right to allow or not allow visitors. Before inviting visitors please check with the host to get approval first. Extra guests must abide by the same check-in and check-out times as the original guest that books. 3 pm check-in time and 10 am check-out time.

PARKING: There is no street parking allowed. There is parking for about 7 cars in total. There is a two-car garage plus a driveway for about 5 cars. Fines start at $750 per vehicle per day for anyone who parks on the street with no approval.

EARLY DEPARTURE/EVICTION POLICY: NO REFUNDS for early departure and/or eviction in any circumstance.

LATE DEPARTURE WITHOUT APPROVAL: If you have not vacated the premises by 10:00 am without prior approval for a later check-out time, you will be charged $50 per hour.

POOL/SPA HEAT FEE: $100 per day this includes spa heat. Long term guests, please contact the manager. The pool man comes to clean every Monday and Wednesday. The gardener comes every Tuesday.

During the following festivals: (Coachella, Stagecoach, Desert Trip) the cleaning fee is $395, and the damage deposit is $2100. An extra $200 for all types of trash that are left for others to pick up when a trash can is provided.
Examples: glitter mess, silly string mess, water balloon trash, and sunflower seeds.

NO third-party bookings. The person who books must be the person who check-in first. No Subleasing.

NO SMOKING POLICY: All our properties are non-smoking. There will be an extra cleaning fee added if this rule is broken up to $2500. Smoking is permitted outside only with the kitchen doors, and windows all closed.

PET(s) Policy. $200 per pet with approval only for a max of 2 pets. There is a $200 Refundable damage pet deposit per pet on top of the regular damage deposit. If you are found out that you brought a pet without approval or payment, your stay will be terminated, and you will be asked to leave immediately with no refunds. It is solely your responsibility to inform any guest(s) visiting you at this property or staying with you of the pet rules before they arrive. If we find out after the fact, that you had a pet during your stay without approval you will be charged $400 per animal per day and an extra $400 cleaning fee per animal on top of other fees. You will be responsible for any damages the service animal/pet does during the duration of the stay. This also goes for any guests that you may have over that brings a service animal or pet. Penal code 367.5 will be enforced.

DAMAGE DEPOSIT: $800 - The guest doesn't pay the deposit when they make the reservation. Instead, the guest will be charged if a host makes a claim on their security deposit. *Damage to the property, items in or around property grounds and or furnishings; *Dirt or other mess requiring extra cleaning; or extra cleaning due to extra guests, and or cleaning, item(s) replacement do to pet(s) or pet damage *Any other cost incurred by Homeowner due to Guest’s stay *Property manager visit(s) *Having more guests than listed on the rental agreement *Not leaving trash out on trash day, extra trash disposal or dump fee of $50

TRASH - Bag all your trash and place it in the trash bins located in the garage. For your convenience, plastic trash bag liners are in the pantry. Please do not put boxes in the bins as they take up too much space, instead place them aside. Trash pickup day is every Tuesday morning around 7 AM. No need to place bins at the curb. We have a rollout service that takes care of this.

NOISE DISTURBANCES - Please be respectful of all neighbors. Noise travels easily in the mountains & we require that our guests be respectful of the full-time residents that live nearby. Quiet time is from 10:00 pm - 8:00 am. If we receive any complaints, we will attempt to contact you once to request that you reduce the level of noise. If noise continues you will be asked to vacate the property without any refund.

WEATHER CONDITIONS - Guests are responsible for checking driving and weather forecasts in preparation for mountain conditions at various times of the year, including, but not limited to fog, wind, rain, storms, or snow requiring tire chains, etc. We do not refund due to weather conditions, road closures, driver's abilities, or vehicle limitations.

PERSONAL BELONGINGS: We are not responsible for any personal belongings left behind. If you leave something behind, we will not ship it to you unless you provide a label and mailing instructions along with providing insurance on any item that you want to be shipped back. We are not responsible for any item we ship to you that does not make it to its destination. The fee for shipping an item to you even if you provide a label is $50. Any item over 5lbs will have to be picked up by you.

LAKE RULES: No swimming in the lake, you will forfeit your stay if you do and you will not be refunded the amount of funds already paid for your stay and you will be asked to leave.

THEFT OR DAMAGE - In the event of theft from or damage to the property caused during my stay, I authorize the owners upon inspection, to notify me and charge my credit card for up to $5,000 to cover repair or replacement of property. Check out instructions:

DIRTY LINENS: Please gather all your towels and place them in the laundry and start a load if you can before leaving. We would appreciate it. BEDS: Do not make the beds, leave all beds as is. KITCHEN: Please do not leave dirty dishes in the sink or on the counter. Please rinse off the dishes, place them in the dishwasher, and start it. Any rinsed leftover dishes are to be left on the counter.

DOORS/WINDOWS: Please make sure all doors are locked before leaving.

THERMOSTAT: Please leave both thermostats set to 80 before your check-out.

RELEASE & WAIVER OF LIABILITY AND INDEMNIFICATION AGREEMENT. Renter shall indemnify, defend and hold harmless the property owner, its respective affiliates, and partners from and against all demands, suits, judgments, settlements, claims, damages to persons and/or property, fines, liens, losses, and other liabilities, including attorneys' fees arising out of or in any way related to your stay in our property and its surrounding land including claims for loss or damage to any property or for death or injury to any individual. All the homes are privately owned; the owners are not responsible for any accidents, injuries, or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. If you leave any items behind, we will not be responsible for the item(s) and we will not responsible to ship them to you. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to the property.
